Getting fire protection right on a new construction project is very different from servicing an existing building. There's no retrofit to work around, but there's also no room for error - the systems you design and install now need to pass BOMBA approval before the building can be occupied, and reworking a poorly planned system after walls are up is far more expensive than getting it right at the design stage.

Why Fire Protection Needs to Be Planned Early, Not Bolted On Later

Developers and main contractors sometimes bring in fire protection specialists only once other M&E work is largely finalised. The problem is that fire alarm cabling routes, sprinkler pipe runs, hydrant placement, and hose reel cabinets all need to be accounted for in the building's layout - ceiling voids, riser locations, water supply capacity, and electrical load all interact with what the fire protection system needs. Involving a fire protection contractor during design or early construction avoids costly rework and keeps the project on schedule for its BOMBA plan approval.

Depending on the building's size, use, and risk classification, a new project typically requires some combination of:

Fire alarm systems - conventional for smaller buildings like shoplots and low-rise offices, or addressable systems for larger and more complex buildings such as hotels, hospitals, shopping malls, and industrial facilities where pinpointing the exact location of an alarm trigger matters.

Fire sprinkler systems - required for many commercial and higher-risk buildings, designed around the specific water supply and pump arrangement available on site.

Fire hose reel and hydrant systems - for larger footprints and multi-storey buildings, providing manual firefighting capability in addition to automatic detection and suppression.

Fire extinguishers - the baseline requirement for essentially every commercial premises, positioned and counted according to floor area and risk category.

Smoke detection, fire blankets, and suppression systems - for higher-risk areas such as commercial kitchens, server rooms, and industrial processes involving flammable materials.
